Fix any unwanted smells at the source, clear drains, wash bins, open windows, air the kitchen from old cooking smells and spring clean your property to maximize potential.
People need to be able to envisage what the property would look like if they were living there. This is often hard to do if a room is heavily cluttered and busy, so why not make it easy for them to see the potential of your property and the available living space on offer.
Try to let as much natural light into your property as possible and ensure that the interior is well-lit. Making the property feel light and airy helps rooms to feel much bigger than they actually are and also makes the property more attractive as a whole. Many buyers want to move in without making changes, so try and allow for this. Get rid of limescale, clean and repair tile grout, wax wooden floors, get rid of all odours, hang up fresh towels. This will make the place more appealing and allow viewers to imagine living there. The same rules apply for the exterior of the property and if the property has a garden, then try to make it as presentable as possible by carrying out some simple routine jobs like cutting back bushes and lawns.
Dress Your Property
Another simple way to maximise viewing potential is to dress the property before a viewing. You do not need to make it look like a showroom as that often takes away special characters. However small things like ensuring the windows are properly dressed with blinds or curtains and making sure bed sheets and covers are neat and tidy will make rooms look and feel much more appealing.
