Energy Performance Certificate (EPC)
Property owners have to provide buyers or tenants with an energy performance certificate (EPC) in Spain by law. The EPC must include information about the level of energy efficiency for the building so that potential purchasers and tenants can compare it with others. The EPC will contain an energy rating for your property according to a scale. 'A' will represent the highest level of efficiency and 'G' the lowest. The rating will take into account the consumption levels of electricity, water and gas.
If you are intending to sell your property in Spain you must have a current Habitation certificate 'Cedula de Habitabilidad'. Once obtained, the Habitation Certificate is valid for a period of ten years and confirms that the building conforms to the original plans submitted to the town hall. If you are planning to sell your house, it is advised that you get help organising your paperwork in order to avoid delays and potential loss of a buyer.
